It is good to see so many people are pleased with their builders. Every once in a while, I hear a bad story, usually not terrible, about a builder from an owner, but I am glad to see a good list of recommendations for builders. :D

What is the typical range in price per sf for construction on 30A?

I heard low end is around $125 up to over $200 depending on finishes, etc..

This though was before all of the major hurricanes of the past 2 seasons. What's your current understanding of prices?

Sounds about right. It seems like the low end latley has been around $150 but I haven't talked directly to any builders.

Currently, $150 is about right for the low end.

One caution. Some communities have a specific time period during which construction must be complete or you will be charged monthly penalities until construction is done. Your sales contract and/or Homeowners Assn. bylaws will specify this.

The small homebuilders often don't have the resources to finish on time if an unplanned event occurs--eg. many of the subcontractors building in SoWal went to work in Pensacola after Hurricane Ivan. Even small things, like illness of a key sub can slow down the entire house.

The big homebuilders have a lot more options and resources at their disposal.

I talked to some homeowners here in WC, both of whom ran into some of the above mentioned problems and their homes took 18 months to finish. They both indicated that as long as you are showing good faith in trying to finish building there are no penalties.

Greg Goodwin is reliable, honest, fair, patient, and does good work at a reasonable price and in good time. He has dependable and reliable subs that he has worked with for over a decade. He also pays his subs and suppliers on time. Ask for his framer team supervised by"John". His number is 678-3396(Niceville). He has done and is currently doing construction on 30A.
If you have any specific questions feel free to send me a PM.( I am not related or have any financial interest.)

The builders to watch out for are those that don't have their own regular crews and subs-if they can not name off who will be working on your house tell them to forget it. Some builders just grab the cheapest workers they can off the street. Also, call around to suppliers (hardware and lumber companies) and ask about them. If you you want to check out Greg some of his suppliers are in Niceville.

Highly recommended - Monte Hewett Homes of Florida. Call 850-231-1399. Integrity, timely, fair, quality, focus on customer service...can't say enough good things. They are really great guys. Check out mhhomes.com. They are one of two builders that are part of the St. Joe Builder program in WC and WS, but they do custom work outside of this new builder program.
