You're right - and Nick's prices used to be a lot lower than beach prices. Not so much any more.Nick's has been drawing in people from all around including the beach for many years. Folks like the location, the ambiance, and the food is good. Also, he holds a number of events outside that draw in hundreds of fun seekers.
His market is different than the Outpost and Black Creek Lodge.
I guess what I was trying to say is there is no reason why other places in Freeport can't have the same market if they are good enough. A family-friendly basic seafood joint on 331 would do very well. It might be a Red Lobster first though. Bayou Bill's or Goatfeather's or somebody should be doing it. I heard Goatfeather's sold?
I miss Reddick's and the other similar place nearby I forget the name but I remember it was even better.
