That is my thought, so there is some confusion regarding the disclaimer, which I posted from the ad. The problem is the details. The winning bidder does not close on the day the auction ends. The winning bidder simply gets to write an offer? Does not make sense to me, but it is an interesting way to get people looking (or laughing) at the property. Bad press is still good press theory?

You are correct. Maybe a good way to advertise. Seen it before with cars and boats on ebay.

I think the auctions are great if you want to sell on a specific day. The problem is that the right buyer may not show up on that day. These auction companies do tend to advertise the auction very well, but even though I have wanted to show up for several in this area, I have yet to make it to one.

I think that both ebay and the professional auctions both have the "out" for the seller that if they do not get their "reserve" or minimum bid on the lot/house/condo then the property is just not sold/closed. :dunno: I'm sure the auction company fee is paid eitherway so there is some cost and risk if you go that route if that is true. The auction company has to recoup for advertising and costs associated with "listing" or carrying the property I would think. I am going to check into it just for because I am curious.

Anyone out there know more about this or have any experience with this professional auction method?

I have heard the same story.

There are two basic types - "reserve", with minimum purchase price, and "no reserve" (absolute), without minimum purchase price.

I have bid for property on the Courthouse steps, but never at these auctions. Here is the site for Roebuck Auctions, which has an office east of Destin. They are the only company I have seen advertising auctions in this area. I think they also have a regular real estate brokerage in that office, but I am uncertain whether that is to conform to the laws regarding the selling of real estate.

Ever had any luck?
