You can only do that every 10 years pretty sure he's done it before.
Title is held in an LLC, he will file the LLC.
I'm betting there's a personal guarantee on that million dollars. If not that company deserves what they get.
He did guaranty the debt. Judgment against the LLC was awarded months ago at around $2.8mm. Interest accrues on the Judgment at 25%. The inside of the “house” is so awful, including fake grass on some of the walls and ceiling, that they do not post interior photo’s online with the listing. Lender will have to chase him for the deficiency.
30 days away from the 1/18/23 foreclosure date (unless he puts the LLC into BK). His hard money lender has a mess on their hands.
