Since I am buying and developing on the St. Joseph Peninsula (Cape San Blas), I went a-Googling to find a forum to read and learn about what the residents had to say about their neighborhoods in the Panhandle. I feel that if I pay attention to your neighborhood we can avoid the mistakes you have made. :shock:

We have a unique opportunity to control what many expect to be explosive future growth especially with the revival of Arvida-St.Joe's interest in their real estate holdings in and around Port St. Joe. God blessed us by not growing enough trees to attract their interest, St. Joe is a minor player on The Cape. :D

Cape San Blas is the place to be for solitude and nature. Unless I'm wrong, most of it is 10 feet or less above sea level. The saying may well be "build high, and build often". Perhaps not, as I don't know the last time the Cape was wacked by a cyclonic disturbance of Cat 3 or higher.
 
One of my good friends owns a beach house there. She says it's beautiful there, but it's boring (few dining choices, no place to go on a rainy day, etc.). Since she doesn't work and her husband makes the money, she says she has to deal with his preferences.

I guess I should have said that her husband owns a beach house there.

You are correct, there are no elevations to elevate TheSheep to speak of and if it were not forthe Rock Wall which runs the west-north peninsular line The Sheep :shark:

Erosion on the westerly facing beach has required a full restoration, in some places, beginning Nov07. The southerly facing beach is taking on new width. TheSheep is building one the sunset side. :doh:

Luckily, damage from the 'canes has not been severe but no doubt one needs to be serious about stilting your home.

TheSheep agrees, The Cape is beyootiful in a rather calm way. Having spent six months on Sanibel, living with Mr. and Mrs. Red Algae and their children, Stinken and Rottin, the beach depths and pristineinininity was a welcome surprise. I would disagree about dining choices. There is Bubbas Shrimp and Mollusk House, That Place on 98, and there is, well, there is, you know....

Yes, we eat in. :dunno:

One can always back up that fact by examining prices of vacant lots. Similar real estate up your way would run $1.x to $2.y for beach front. We have hundreds of lots much less than that. Presently TheSheep has under contract a 100' lot, 1.07 acres, on the beach-soon-to-be-completely-gone side of The Cape for under $550K. What a steal, eh? :D

FDEP: "Until the beach restoration is through, NoSheep is getting a permit to build.
TheSheep: Oh, that will be very soon, I suppose...
FEDP: "You consider May 2008 "very soon."

Development on the Cape is always going to be limited because no sane insurance company should write a policy there. We get down there about every other year. I remember what it looked like before George and Earl in 1998, and the coastal erosion since then is staggering. Yes, there actually used to be beach on the other side of that concrete chunk seawall.

Some day, it's going to be cash-only self-insuring homeowners out there if it isn't already.

Cape San Blas is a beautiful place to visit. My opinion is that any barrier island is too fragile for development. We were there after a tropical storm in 2005, and there was flooding everywhere. The stump hole was flooded and it was so obvious that if a strong hurricane hits CSB, it could easily be split into 2 separate pieces.

Oh, and :welcome: You are right about the Red Tide. As a result we are delighted to drive 6 hours to the beach.
