The duct work is very trendy and reflective of the move toward loft spaces. It is a jarring departure from the more traditional design of the exterior of this house, if you disregard those odd outdoor buttresses. I assume this feature represents some vital function? Otherwise, a poor choice. But I like the spaces in this house and the design, w/o crutches. The price seems mucho high at $4.9M. No pool, all that traffic on 30A, not to mention what has to be an astronomical HOA dues in WaterColor.
I am thinking we have underpriced Conch Out at $1,995,000 to sell. But no offers on that for now. It has 6 bdrms, 6 baths, swimming pool, panoramic Gulf views that can't be blocked, parking for six cars, and grosses just under $100K per year in rentals. Rents almost completely for the season from one year to the next. It has 4,200 sq. ft. inside and another 1,800 sq. ft. of covered decks. A stone's throw from the public beach access and directly opposite the old Washaway House, no need for dune walkovers to access the beach. Has 12 ft. ceilings and a cathedral ceiling great room, two of every appliance. Hardwood floors, stone floors on the ground, carpet on the third story. New quality exterior paint job and decks stained/protected in 2006.
