As a former full time resident of Grove by the Sea and owner of Summer's Edge I beg to differ. I met many renters in Grove by the Sea during my 5 years there and most loved it and rented there every year. Its location is much better than Summer's Edge, its not as crowded, the houses are basically the same construction so I don't think that one's more upscale and its very quiet with little construction going on now. It's really not a big deal crossing the street. It all boils down to how close to the water you want to be and do you want to pay more to be closer like in Summer's Edge. If your budget allows you to stay in Grove by the Sea and not Summer's Edge, you will not be disappointed. That's a tall order - close to Seaside, a large private pool, close to the beach, and under $3500. Trust me - in the summertime you don't want to be north of 30-A in western Seagrove Beach. It's almost impossible to cross that road in the summer. My personal mantra is to stop for every pedestrian, bicyclist, and runner who wants to cross 30-A. But I'm in the extreme minority from my observations.
I personally don't know of any property with the ammenities you describe for that price, and I try to keep in touch with the market. You'll have to compromise your requirements or spend more IMHO.
My house is close to fitting your requirements, but rents for more than what you want to spend.
True.dat. The pools at Summer's Edge are too small for the number of people there. If I correctly recall, LemonDrop is owned by a SoWal poster. Seems like I remember checking on LemonDrop for the owner after a storm or two.
