Walton County Florida Real Estate Report for July 2021

The South Walton real estate market statistics for July 2021 reveal what is happening in the South Walton Real Estate Market. We are seeing continued falling inventory and rising prices in South Walton and Scenic 30A.

Single family homes closed sales weredown 21.4% in July 2021 compared to the same month last year. This is the first negative number in quite awhile and is a reflection of a torrid July 202 and the fact that there just ain't much to buy out there. On a related note, homebuilders are busier than ever and new home subdivisions have long waiting lists.

Pending sales for Walton County were down also for the same reasons, decreasing 34% in July 2021 - bottoming out from the high positive double digits we've been seeing for quite awhile, another number that reveals inventory has dried up. The inventory of active listings was down 33.1%. Median sales price was down 1.9%. Dollar volume wasdown 15.3% over last year at $399.7 Million.

Months Supply of Inventory for Walton County single family home sales continues to fall, down 52.8% compared to the same month last year at 1.7 months for July 2021, signaling an extreme sellers' market. Many properties are selling without being listed publicly. Properties that are listed are selling right away. There are many buyers looking for property in South Walton and having little luck.

Condominium and townhome closed sales were down 19.2% in July 2021 compared to the same month last year, further evidence that inventory has dried up. Pending sales are down 29.4% and inventory down42.3%. Available townhomes and condos are getting snapped up.

Months Supply of Inventory is an indicator of the state of the market, whether it is a buyers' market or a sellers' market. The benchmark for a balanced market (favoring neither buyer nor seller) is 5.5 Months of Inventory. Higher numbers indicate a buyers' market, lower numbers a sellers' market.

Closed Sales are one of the simplest—yet most important—indicators for the residential real estate market.  When comparing Closed Sales across markets of different sizes, we recommend comparing the percent changes in sales rather than the number of sales.  Closed Sales (and many other market metrics) are affected by seasonal cycles, so actual trends are more accurately represented by year-over-year changes (i.e. comparing a month's sales to the amount of sales in the same month in the previous year), rather than changes from one month to the next.
