The South Walton real estate market statistics for June 2021 reveal changes in the market that reveals very low inventory - continued falling inventory and rising prices in South Walton and Scenic 30A.
Single family homes closed sales were up 18.6% in June 2021 compared to the same month last year. This number is quite a bit lower than it has been over the last 12 months due to the fact that sales surged in June 2020, and a lack of recent inventory.
Pending sales for Walton County were down for the first month in quite awhile, decreasing 6.9% in June 2021 - bottoming out from the high double digits we've been seeing for quite awhile, another number that reveals inventory has dried up. The inventory of active listings was down 42.8%. Median sales price was up 9.9%. Dollar volume was up 47.4% over last year at $833.1 Million - stretching toward a billion dollars in a single month!
Months Supply of Inventory for Walton County single family home sales continues to fall, down 59.3% compared to the same month last year at 1.1 months for June 2021, signaling an extreme sellers' market. Many properties are selling without being listed publicly. Properties that are listed are selling right away. There are many buyers looking for property in South Walton and having little luck.
Condominium and townhome closed sales were up 36.8% in June 2021 compared to the same month last year. We've been seeing triple digits for awhile, another sign that inventory has dried up. Pending sales are down 30.8% and inventory down 57.6%. Available townhomes and condos are getting snapped up.

Closed Sales are one of the simplest—yet most important—indicators for the residential real estate market. When comparing Closed Sales across markets of different sizes, we recommend comparing the percent changes in sales rather than the number of sales. Closed Sales (and many other market metrics) are affected by seasonal cycles, so actual trends are more accurately represented by year-over-year changes (i.e. comparing a month's sales to the amount of sales in the same month in the previous year), rather than changes from one month to the next.
