Walton County Florida Real Estate Report for December 2020

The most recent SoWal Real Estate Report covers all of Walton County including South Walton real estate activity for December 2020, with sales statistics for single family homes, townhomes, and condos in Walton County, Florida.

The South Walton real estate market statistics for December 2020 continue to show a red hot real estate market in South Walton and Scenic 30A. Condominium and townhome closed sales were up 83.3% in December 2020 compared to the same month last year! Pending sales up 109.3% and inventory down 64.6%. Available condos are getting snapped up.

Single family homes closed sales were up  42.2% in December 2020 compared to the same month last year. Pending sales for Walton County were up 87.4% in December! The inventory of active listings was down 50.9%. Median sales price was up 33.3%. Dollar volume was up 95.6% over last year at $404.9 Million.

Months Supply of Inventory for Walton County single family home sales continues to fall, down 61.2% compared to the same month last year at 1.9 months for December 2020, signaling a very strong sellers market. Realtors talk of being desperate for listings - they have buyers but no property to show them.

Months Supply of Inventory is an indicator of the state of the market, whether it is a buyers' market or a sellers' market. The benchmark for a balanced market (favoring neither buyer nor seller) is 5.5 Months of Inventory. Higher numbers indicate a buyers' market, lower numbers a sellers' market.

Closed Sales are one of the simplest—yet most important—indicators for the residential real estate market.  When comparing Closed Sales across markets of different sizes, we recommend comparing the percent changes in sales rather than the number of sales.  Closed Sales (and many other market metrics) are affected by seasonal cycles, so actual trends are more accurately represented by year-over-year changes (i.e. comparing a month's sales to the amount of sales in the same month in the previous year), rather than changes from one month to the next.
